* There is a strict no smoking policy within all rooms and public areas of the house
* All rooms are ensuite 
* All rates include breakfast 
* All rates (excluding single room) are based on 2 persons sharing a room 
* Check in is from 4pm. However we do not hold rooms after 6pm without prior arrangement. Check out is 10:00am
* Cancellations within 30 days of arrival - if we cannot resell the room we will charge the first night's room rate
* Cancellations within 7 days - a cancellation charge equal to the full amount of the booking will be charged to the credit card used to secure the initial reservation
* Failure to cancel/and or No Shows will result in a charge of the full amount of the original booking
* Separate cancellation policies may be apply to major events being held in St. Andrews, i.e Major Golf Tournaments and Graduation week.
* We do not allow pets
